Judi Desiderio

Chief Executive Officer Licensed Real Estate Broker

"As a real estate professional in the Hamptons for over three decades I've seen enormous change. Change in the real estate industry and change to the landscape," says Judi Desiderio, CEO and President of Town & Country Real Estate, an independent real estate firm with eight offices throughout the Hamptons and across the North Fork of eastern Long Island, New York. "It is said 'the only thing constant is change' and that's certainly true with real estate here on the East End."

Judi Desiderio opened Town & Country Real Estate in 2005 followed by one of the worst bear markets the Hamptons and North Fork had ever seen. She concedes her brainchild "may have been a bit bold in such challenging times. But the real estate people I have known are true entrepreneurs. They think outside the box. So, with entrepreneurs in mind, combined with my love and knowledge of real estate, I set my sails."

Throughout her successful real estate career Judi brokered over a thousand transactions including commercial, bulk acreage, investment properties, vacation homes, and primary dwellings. Personally, Judi has subdivided land, developed properties on speculation, and built homes. In addition, Judi sold and leased several of her own commercial real estate projects. This vast experience enables her to be a tremendous resource for her clientele. Her network of buyers and sellers is incomparable. Judi is pleased to admit that at this point in her career nearly 100% of her business is either repeat or referral.

A further component of this successful career as a licensed real estate Broker was when Judi became a partner at the former Cook Pony Farm Real Estate agency. During her time there Judi and her partners grew the company to ten offices and quadrupled the number of associates.

Judi earned her undergraduate degree from Cortland State and her Master's degree from Adelphi University. Being a teacher by education, Judi enjoys advancing even the most seasoned broker and grooming managers and administrators to reach their full potential.

Together with her husband John Tracy, a second-generation New York City firefighter, Judi enjoys every aspect of East End living. With their sons, Drew and Jack, they spend their leisure time boating and simply taking in what Judi refers to as the "Norman Rockwell painting we call home."

"One thing I absolutely love about this business," says Judi, "is no two days are ever the same. It's never boring!"

Melanie Ross, former partner at Cook Pony Farm Real Estate

When Judi started her company, I remember thinking, she will be a great success. We had worked together for more than a dozen years, so I know hard work, dedication, and professionalism is a way of life for her. When she focuses on a goal, nothing gets in her way to achieving it. And now, three years after opening, her company continues to grow and enjoy success, despite challenging market conditions. Melanie Ross, former partner at Cook Pony Farm Real Estate

Theresa Quigley, Partner Farrell Fritz

In all the years we have worked together, I have admired how perceptive you are on the market, how involved in the community you have been, and how smart you have been in running your business. Keep up the good work. Theresa Quigley, Partner Farrell Fritz

John McGowan, Esq.

Judy, it is now 25 years we have been working together and I am happy to put you on my list of the Top Brokers in East Hampton.

Carol Konner, President of Konner Development Corp.

An overdue letter to express my joy for your success over the many years we have done business and been friends. I have watched you grow from Cook Pony, to partner, to Corcoran, and in the midst of the real estate revolution in the Hamptons, the opening of your own firm, Town & Country Real Estate. Your firm represents the principles that you embody, consisting of commitment, honesty, hard work which is the best in the business. Keep going and let's do more transactions. Best regards, Carol Konner, President of Konner Development Corp.

Lona Rubenstein, East End Real Estate Columnist

Town & Country Real Estate is one of the best run offices in the East End real estate industry, attracting the outstanding professional agents in our area. No firm knows the East End -- the ups, the downs, the best buys, the market trends -- better then they do. And they are still growing because their clients are satsified with their service, their customers are thrilled with their purchases, and the reason for all of this is two words, Judi Desiderio, veteran broker, founder of Town & Country and CEO of the firm.

Maggie Kotuk John's Lane Farm

Selling my farm in East Hampton, before the ball dropped to become 2013, took on the likes of a roller coaster ride but not the kind that's thrilling and fun. Judi Desiderio had the exclusive listing on my horse farm properties. When we first met, she listened intently to why I thought this property was exceptional and one of a kind. She got it! Judi did a stellar job marketing and promoting the farm. Time passed. The costs of maintaining the two properties mounted and it was time to sell but as of yet, no serious prospects. Then, like a meteorite, buyers appeared at the end of 2012. They loved the farm and wanted to, ahh, to close before the New Year. Ordinarily, that wouldn't have been a problem. Any and all normal glitches, like incomplete c.o.'s, outstanding liens, mechanical problems that needed fixing etc. were not in the cards. There were no obstacles...or so it seemed, until the final moments before 2012 became 2013. What was to be a slam-dunk was anything but. That is where Judi and my lawyer, Alex Balsam, stepped up to the plate to deal with the unforeseen creepy crawlies that came out of the woodwork. It takes a certain kind of person to play this game. Judi was put to the test, as was, of course, Alex. Negotiations, phone calls, emails, letters, contracts...flew. The phone to Judi was like a business I.V. stuck in my vein...I told her that I couldn't take it anymore. I was getting horizontal. Sorry to sound like a wimp but this was the time to find out if your broker and lawyer had the wherewithal to handle the impossible because I certainly wasn't! Judi Desiderio is a woman who runs her real estate business like she's coaching a defending championship team in the final playoffs! Words like "strategy", "timing", "speed," "plays", ...the dance of a person who must win, all define this woman. We became known to one another as "Team Kotuk" (although I could hardly, at the end, be considered a viable player). The closing took place in the dimming hours of 1012. Sometimes we get real lucky to have the right people in our corner. For that I will be forever grateful. Thank you Alex. Thank you Judi.

Ninve Adams, Senior Manager of Strategic Partnerships at Trulia

I have had the pleasure of working with Judi for over 5 years. She is always striving to differentiate her brokerage in her marketplace. She makes sure that all of her sellers? homes are marketed on real estate websites that get them in front of highly engaged consumers that are looking to make transactions. At the same time she invests in her agent?s career. She insists that her agents are educated on all the newest and latest ways to help them assist their buyers and sellers and stand out among their competition.

A message of thanks to you for your unfailing kindness, patience; and not least, the informed ideas you come up with and your follow-through while always making yourself available. I don't know how you do it all, but you DO do it all and I am eternally grateful for how you have guided me through the many issues in this critical decision making time in my life. You get done whatever has to get done and you do it graciously. Happily for us, you are smart and experienced about every real estate aspect, be it buying, selling, renting, renovating -- and we've tried them all! Again, my boundless appreciation for your fine professional help and understanding. It's a joy and a boon to work with you! - Hortense Carpentier

My Broker is Judi Desiderio. Judi found us our dream waterfront property and successfully negotiated an amazing deal. As far as we are concerned, she is the ONLY broker to use in the Hamptons.

Donna Dazzo, Owner, Designed to Appeal, LLC - A Home Staging Company Serving New York City and the Hamptons

Judi is the consummate professional. She continues to succeed and keeps building her business in the face of the takeover of smaller residential real estate firms in the Hamptons by large New York City based firms several years ago. Her firm was ranked in the top 5 this year of Hamptons residential real estate firms by the Real Deal. On a more personal note, she has always been a pleasure to deal with. I wouldn't hesitate to recommend her to anyone looking to buy or sell a home as well as to those looking to join her firm.

There are people who are too big for their britches. Then there are people who are so accomplished that they act like the "common man" and treat everyone with equal respect. It is impressive how much you fall into the latter category. Truly impressive and very much appreciated. Thank you!

Errol, Margolin Margolin & Pierce

I have represented hundreds of brokers over the course of my career but none as passionate or wise about real estate as Judi. When she talks I listen which is also a rare occurrence. She is knowledgeable truthful and honest in all her professional endeavors and I would not hesitate to recommend Judy as a broker. Respectfully Errol.

Thanks to Judi, we found our buyer. It was a bittersweet sale, but we were relieved to finally end this chapter and move onto the next. Overall, Judi made the entire process as smooth as possible. She was available to us 24/7, and always responded in a timely manner. With all this said, I couldn’t recommend Judi more, both as a broker and as a person. Her real estate experience speaks for itself, but I can now personally speak to her integrity, tenacity, and genuine kindness. On behalf of my entire family, thank you!
